FAQs

How long is the lease for my apartment?

149 years from 2020.
What is my payment plan?

1) 2.5% reservation deposit
2) 7.5% deposit upon exchange
3) 10% upon commencement of north building substructure; this shall not be before September 1st 2021
4) 10% due 7 months after payment 3 (6 months plus 30 days’ notice)
5) 70% upon completion
Can I assign my apartment before completion?

Yes, 12 months following the exchange of contract, with a 1.5% assignment fee payable on original purchase price.
What leisure facilities are within The Reserve?

An indoor pool and gym all located on the 5th floor within the main building. The Resort area on the 6th floor has a beach-style outdoor pool with lounging areas around the pool and within the landscaped gardens, which enjoy views over the Bay of Gibraltar.
Who are the developers?

Fairhomes (Gibraltar) Limited (part of One Eden Group) and its associated companies have been successfully building in Gibraltar since 1999, with projects including the entire Ocean Village and its multiple phases, Ocean Spa Plaza, World Trade Center and Marina Club.
What parking options are available?

Parking is available on different levels within the North building.
Is there any visitor parking?

Visitor parking will be available on the ground floor at the front of The Reserve.

I don’t always want to use my car. What are the alternatives?

Regular stops are made by buses on routes 2, 3 and 7 on Europa Road directly in front of The Reserve and take a few minutes into the city. Some car parking spaces will be large enough to use for motorbikes and cars (size of car dependant). There will also be some outside spaces available for bicycles, motorbikes and scooters.
How much are service charges?

A draft budget has been estimated and at today’s prices it would equate to @ £40,50 per square metre per annum charged on the internal area of an apartment or penthouse only. In addition, a service charge of @ £300 per year per car parking space will be payable.
How secure is The Reserve?

All building entrances will be access-restricted and monitored by a high-tech, security system. Security cameras will be installed throughout the development, and a security company contracted.
